Our standard 3-bedroom quote runs at $210/hr + GST for three movers and a standard-size truck. On 6–8 hours of work (the typical window for 3-bed homes), that’s $1,260–$1,680 + GST.

The factors that push the time from 6 to 8 hours (and therefore the bill by $420):

  • Stairs at either end. One flight adds ~40 minutes. Two flights adds ~75 minutes.
  • Lift wait time. A 3-bed apartment move with a 90-minute service-lift booking but a 150-minute load-out means 60 minutes of stair-carry work. Add ~60 minutes.
  • Long carry to parking. Anything over 30 metres from truck to door adds roughly 30 seconds per trip, across ~70 trips that’s ~35 minutes.
  • Cross-bridge drive time. 20–30 minutes of each leg on a typical off-peak run, 50+ minutes during peak.

These add up. A 3-bed home with easy access, no stairs, ground-floor-to-ground-floor, moderate garage, and a 20-minute drive — 6 hours, $1,260 + GST. A 3-bed terrace with internal stairs at origin, a second-floor apartment at destination, and a cross-bridge drive — 8–9 hours, $1,680–$1,890 + GST.

The bigger truck tier — when to upgrade

Our four-tier pricing has a specific tier for fuller 3-bed loads: 3 movers + big truck at $240/hr + GST.

When the upgrade pays off: if the standard-size truck would need two trips. A second trip on the standard truck means 30–45 minutes of each-way drive time plus 20 minutes of re-loading — about $210–$280 of extra time at the $210/hr rate. The $30/hr premium on the big truck costs $180–$240 over 6–8 hours. Break-even is when the truck size prevents one trip on the standard.

Practical rule: if your 3-bed home has more than six bedrooms’ worth of furniture (because you’ve accumulated over 15+ years, or you have a large dining table plus a pool table, or your garage is essentially a second living space), ask for the big-truck tier on the quote. Four movers on a 3-bed — when it’s actually cheaper

The counter-intuitive answer: occasionally.

Four movers at $300/hr + GST for 5 hours = $1,500 + GST. Three movers at $210/hr + GST for the same job over 7 hours = $1,470 + GST. Four movers is $30 more and saves you 2 hours of your life.

The break-even flips in favour of four movers when any of these apply:

  • You have a 3-bed townhouse with internal stairs AND external stairs.
  • The destination has a tight lift-booking window (under 2 hours).
  • The origin is a heritage terrace with a very narrow hallway.
  • You have a piano, pool table, or similar specialty item that would occupy two movers for an extended period.
  • You’re moving out during an end-of-lease where every hour of crew time is also an hour you’re paying rent at the old place.

If none of those apply, three movers is the right answer on a typical 3-bed move.

3-bed house vs 3-bed apartment vs 3-bed townhouse

Typical Sydney: two-storey 1990s–2010s townhouse, three bedrooms upstairs, living area downstairs, single-car garage, small backyard. The internal stairs add 60–90 minutes to the load-out. Items like a king bed and a 3-seater couch need to come down stairs and through doorways that were designed for less furniture than you’d expect.

3-bedroom apartment (in a tower with lift)

$1,000–$1,600 + GST · 5–7 hours · Three movers, standard truck.

Typical Sydney: high-rise tower in the CBD, Barangaroo, Chatswood, or Bondi Junction. Three bedrooms, two bathrooms, balcony, no garage, no shed. The contents are thinner, the furniture tends to be smaller, and the lift — if it’s booked for a reasonable window — does a lot of the carry work for us.

The equation flips in harder apartment scenarios. A 3-bed apartment with a 90-minute strata lift booking, a long corridor between unit and lift, and a tight loading dock window can take 7–8 hours and match the townhouse total. Always ask how long the lift booking is when you quote an apartment move.

Cross-Sydney distance cost

Short intra-suburb moves are cheap on drive time. Cross-city moves are not. Indicative drive times outside peak hours:

  • Eastern Suburbs → Inner West: 25–45 min each way. Add ~$140 on a three-mover move.
  • Eastern Suburbs → Lower North Shore: 30–50 min each way (Harbour Bridge). Add ~$175.
  • Eastern Suburbs → Hills District: 50–70 min each way. Add ~$225.

The simple cost-saver: start at 7am for any cross-bridge 3-bed move. Two hours of bridge-peak avoidance saves more than the $30/hr premium on a bigger-crew upgrade.

The five things that shift the quote most

In order of how much they can change the final number on a 3-bed move:

  1. Access at the hardest end. The end with worse access dictates the pace. A ground-floor pickup to a second-floor apartment unload runs at “second floor” speed.
  2. How full the house actually is. 15 years of garage accumulation changes a 6-hour move into a 9-hour move.
