How much does it cost to move a 3-bedroom house in Sydney?

A 3-bedroom Sydney move sits in a pricing sweet spot — it’s the home size where the crew-choice matters most, where access conditions move the bill the furthest, and where the difference between a good quote and a bad one can be $500+. Here’s what it actually costs, broken down by the variables that control the final number.

The short version

A 3-bedroom Sydney house move with three movers and a truck is $1,200–$2,000 + GST on typical access. A 3-bedroom apartment with three movers is usually $1,000–$1,600 + GST because the contents are thinner and the carry is faster when the lift works. Cross-bridge moves (Eastern Suburbs → North Shore, or vice versa) add $150–$300 in drive time. Four movers on the biggest 3-bed loads can beat three-mover totals despite the higher hourly.

Everything below is the detail behind those numbers — what shifts where, and how to choose the crew size that actually minimises the bill.

What the three-mover maths looks like

Our standard 3-bedroom quote runs at $210/hr + GST for three movers and a standard-size truck. On 6–8 hours of work (the typical window for 3-bed homes), that’s $1,260–$1,680 + GST.

The factors that push the time from 6 to 8 hours (and therefore the bill by $420):

• Stairs at either end. One flight adds ~40 minutes. Two flights adds ~75 minutes.
• Lift wait time. A 3-bed apartment move with a 90-minute service-lift booking but a 150-minute load-out means 60 minutes of stair-carry work. Add ~60 minutes.
• Long carry to parking. Anything over 30 metres from truck to door adds roughly 30 seconds per trip, across ~70 trips that’s ~35 minutes.
• Cross-bridge drive time. 20–30 minutes of each leg on a typical off-peak run, 50+ minutes during peak.
• Garage + shed + backyard contents. A full garage adds 30–60 minutes; a shed with 10+ items adds another 20–30.
• Reassembly of complex furniture. Flat-pack beds, dining tables, modular shelving. 15–30 minutes per piece on the unload side.

These add up. A 3-bed home with easy access, no stairs, ground-floor-to-ground-floor, moderate garage, and a 20-minute drive — 6 hours, $1,260 + GST. A 3-bed terrace with internal stairs at origin, a second-floor apartment at destination, and a cross-bridge drive — 8–9 hours, $1,680–$1,890 + GST.

The bigger truck tier — when to upgrade

Our four-tier pricing has a specific tier for fuller 3-bed loads: 3 movers + big truck at $240/hr + GST.

When the upgrade pays off: if the standard-size truck would need two trips. A second trip on the standard truck means 30–45 minutes of each-way drive time plus 20 minutes of re-loading — about $210–$280 of extra time at the $210/hr rate. The $30/hr premium on the big truck costs $180–$240 over 6–8 hours. Break-even is when the truck size prevents one trip on the standard.

Practical rule: if your 3-bed home has more than six bedrooms’ worth of furniture (because you’ve accumulated over 15+ years, or you have a large dining table plus a pool table, or your garage is essentially a second living space), ask for the big-truck tier on the quote. Four movers on a 3-bed — when it’s actually cheaper

The counter-intuitive answer: occasionally.

Four movers at $300/hr + GST for 5 hours = $1,500 + GST. Three movers at $210/hr + GST for the same job over 7 hours = $1,470 + GST. Four movers is $30 more and saves you 2 hours of your life.

The break-even flips in favour of four movers when any of these apply:

• You have a 3-bed townhouse with internal stairs AND external stairs.
• The destination has a tight lift-booking window (under 2 hours).
• The origin is a heritage terrace with a very narrow hallway.
• You have a piano, pool table, or similar specialty item that would occupy two movers for an extended period.
• You’re moving out during an end-of-lease where every hour of crew time is also an hour you’re paying rent at the old place.

If none of those apply, three movers is the right answer on a typical 3-bed move.

3-bed house vs 3-bed apartment vs 3-bed townhouse

The bedroom count is the same; the move is not.

3-bedroom house (detached, single-storey)

$1,200–$1,800 + GST · 6–8 hours · Three movers, standard truck.

Typical Sydney: Federation cottage on a 400–500 sqm block, three bedrooms, one bathroom, a front porch, a garage, a backyard with shed. The move has moderate access (driveway parking, short carry, no stairs) but more total volume because of the garage and shed.

3-bedroom townhouse (with internal stairs)

$1,400–$2,000 + GST · 7–9 hours · Three movers, sometimes four recommended.

Typical Sydney: two-storey 1990s–2010s townhouse, three bedrooms upstairs, living area downstairs, single-car garage, small backyard. The internal stairs add 60–90 minutes to the load-out. Items like a king bed and a 3-seater couch need to come down stairs and through doorways that were designed for less furniture than you’d expect.

3-bedroom apartment (in a tower with lift)

$1,000–$1,600 + GST · 5–7 hours · Three movers, standard truck.

Typical Sydney: high-rise tower in the CBD, Barangaroo, Chatswood, or Bondi Junction. Three bedrooms, two bathrooms, balcony, no garage, no shed. The contents are thinner, the furniture tends to be smaller, and the lift — if it’s booked for a reasonable window — does a lot of the carry work for us.

The equation flips in harder apartment scenarios. A 3-bed apartment with a 90-minute strata lift booking, a long corridor between unit and lift, and a tight loading dock window can take 7–8 hours and match the townhouse total. Always ask how long the lift booking is when you quote an apartment move.

Cross-Sydney distance cost

Short intra-suburb moves are cheap on drive time. Cross-city moves are not. Indicative drive times outside peak hours:

• Eastern Suburbs → Inner West: 25–45 min each way. Add ~$140 on a three-mover move.
• Eastern Suburbs → Lower North Shore: 30–50 min each way (Harbour Bridge). Add ~$175.
• Eastern Suburbs → Hills District: 50–70 min each way. Add ~$225.
• Southern Sydney → North Shore: 40–55 min each way. Add ~$185.
• Inner West → Northern Beaches: 45–60 min each way. Add ~$210.

Peak-hour starts double these numbers. A 3-bed Eastern Suburbs → North Shore move booked for 9am instead of 7am can cost $400–$500 more, purely in drive time.

The simple cost-saver: start at 7am for any cross-bridge 3-bed move. Two hours of bridge-peak avoidance saves more than the $30/hr premium on a bigger-crew upgrade.

What’s actually included

At the $210/hr + GST rate for three movers:

• The crew, uniformed and background-checked, same crew start to finish
• The truck, sized to the home
• Furniture blankets on every timber and upholstered piece
• Disassembly and reassembly of standard beds, dining tables, and shelving
• Dollies, trolleys, stair-climbing trolleys, straps
• Fuel and tolls within Sydney metro
• Public liability and goods-in-transit insurance
• The 3-hour minimum charge (which almost never binds on a 3-bed)

What’s not included, quoted separately if required:

• Packing labour ($60/hr + GST per packer)
• Packing materials (kit from $150–$350)
• Specialty items (pianos, pool tables, safes, large art pieces)
• After-hours moves (weekend evening, Sunday)
• Storage pods ($199/month + GST for 10 cubic metres)

The five things that shift the quote most

In order of how much they can change the final number on a 3-bed move:

1. Access at the hardest end. The end with worse access dictates the pace. A ground-floor pickup to a second-floor apartment unload runs at “second floor” speed.
2. How full the house actually is. 15 years of garage accumulation changes a 6-hour move into a 9-hour move.
3. Time of day and day of week. 7am midweek vs 11am Saturday is a 60–90 minute drive-time difference.
4. Specialty items. A piano is not a big dining table. Quote these separately or the day-of revision will surprise you.
5. Lift bookings on apartments. Tight windows force crew-size decisions.

A realistic example

A 3-bedroom Paddington terrace moving to a 3-bedroom Mosman house. Real-shape numbers:

• Terrace has internal stairs, narrow hallway, no driveway parking. Waverley Council moving permit organised 10 days ahead.
• Mosman destination has moderate driveway, one short flight of porch steps, no internal stairs.
• Cross-bridge drive, 7am start, arrive at origin 7:30am.
• Three movers, bigger truck.
• Load-out: 3.5 hours. Drive: 45 min. Unload: 2.5 hours. Reassembly: 30 min.
• Total: 7.25 hours at $240/hr + GST = $1,740 + GST.

Two-mover alternative: 10.5 hours at $150/hr + GST = $1,575 + GST. Saves $165 but adds three hours and runs close to 6pm — and the last hour has tired crew, on the Mosman stairs, with fragile items. Most customers pick the three-mover option for the total experience; some pick the two-mover option if budget is the absolute priority.

How to save money on a 3-bed move without cutting corners

1. Book midweek, not weekend. Our rates don’t change but traffic and building-manager availability does. Midweek bookings are 15–20 minutes faster on average.
2. Book 7am. Drive time and traffic both work in your favour. Easily saves an hour on a cross-town move.
3. Pack yourself, let us pack the kitchen. Saves ~$300 vs full professional packing; insurance stays clean on fragile items.
4. Declutter before the move. Every item you bin is one less we carry. A 3-bed house with 15% less to move is a $150–$250 lower bill.
5. Declare the piano. Specialty items cost more on the day when they’re surprises and less when they’re quoted properly upfront.
6. Be flexible on timing to benefit from a same-day crew. Sometimes we have a gap between jobs; a flexible start time can save $100–$200 because we’re already in the area.
