Brighton-Le-Sands 2216 sits directly on Botany Bay, in Bayside Council. The seafront strip along Grand Parade is where the newer mid-rise apartment blocks cluster — buildings like Sea Breeze, Pacific Point and the towers around The Grand and Cook Park. These are 4- to 8-storey buildings with lifts, and most have designated visitor parking or a driveway loading zone.
Behind the Grand Parade strip, the residential streets — Bay Street, Solander Street, Bestic Street — are a mix of older walk-up flats (mostly 2–3 storeys from the 1960s–80s), semis and small houses. The walk-up buildings are the volume of what we move here and behave like Bondi walk-ups — floor count is the biggest single variable on the clock.
Grand Parade itself is Bayside's main foreshore road and the go-to Sunday-drive strip. Beach-season weekends (November to March) and Sunday afternoons year-round are the peak times, and kerbside parking on the strip fills fast. For load-outs on Grand Parade we aim for weekday mornings or Saturdays before 10am wherever the schedule allows.
President Avenue is the main east-west connector into Rockdale and the M1 approach, and it slows during weekday afternoon peaks between 3:30pm and 6pm. For any move heading north to the city, we plan the truck exit around the President Avenue peak, or route through Rocky Point Road as an alternative.
