The housing splits into three clear patterns: 1960s–80s walk-up apartments on the beach-side streets, established brick family homes on the residential streets between the beach and Anzac Parade, and newer mid-rise apartment complexes along Maroubra Road and Anzac Parade.
Anzac Parade is the main north-south spine of Maroubra and heavy with commuter and bus traffic in both directions during peak. Weekday 7am–9am northbound and 4pm–6pm southbound are the slow windows. For truck routes in and out of the suburb, mid-morning weekday windows are cleanest.
Newer Anzac Parade and Maroubra Road apartment towers require booked service-lift windows (1–2 weeks notice). Family homes on the residential streets between the beach and Anzac Parade have driveway parking and are straightforward.
