Brighton-Le-Sands to Miranda is a common cross-south Sydney lane. Bayside apartment renters heading into the Sutherland Shire for space. Downsizers going the other way for the beach. Investors shifting between the two apartment markets. The drive is short — 15–20 minutes off-peak — but the two ends behave very differently. Here’s what the move looks like when it’s done properly.

The short version

Distance: roughly 12km, mostly on Rocky Point Road and Princes Highway. Drive time: 15–20 minutes off-peak; 25–35 minutes in weekday peak windows. Typical cost: $600–$900 + GST for a 2-bed apartment on our 2-mover crew ($150/hr). Total time on the clock: 4–6 hours for a 2-bed with lift access. Biggest variable: whether the Brighton end is a walk-up. Every floor without a lift adds 30–60 minutes.

The two ends behave differently

Both suburbs have apartment stock, but they don’t share a housing pattern.

Brighton-Le-Sands side

Brighton-Le-Sands 2216 splits into two clear zones. The Grand Parade seafront strip has newer 4–8 storey mid-rise blocks with lifts and dedicated loading zones — buildings like Sea Breeze, Pacific Point and The Grand. Behind Grand Parade, the residential streets (Bay Street, Solander Street, Bestic Street) are dominated by older walk-up flats from the 1960s–80s, most of them 2–3 storeys with no lift.

The floor count is the single biggest variable on the Brighton end. A ground-floor 2-bed walk-up loads in about 4 hours. A third-floor walk-up takes 5–6. If your building has a lift, the floor doesn’t matter much — but you’re probably on the Grand Parade side, where the trade-off is beach-season parking on the seafront.

Miranda side

Miranda 2228 also has two patterns. The apartment core around Kingsway and Kiora Road has mid-rise buildings from the 2000s–2020s with service lifts, loading docks and strata booking rules — similar to the Grand Parade buildings on the Brighton end, but stricter about service-lift windows. Away from the town centre, the streets around Miranda Park and off Port Hacking Road are 1970s–90s freestanding family homes with driveway access.

A move into a Miranda apartment is quick but needs a booked lift window (1–2 weeks notice). A move into a Miranda family home is a straightforward driveway load-in with no bookings required.

The drive: Rocky Point Road vs President Avenue

The default route is Rocky Point Road southbound → Princes Highway → Kingsway into Miranda. Off-peak this is 15–20 minutes for a truck.

The alternative route via President Avenue to the M1 Motorway is technically shorter on distance but almost always slower for a truck because:

  • President Avenue gets heavy between 3:30pm and 6pm on weekdays
  • The M1 southbound afternoon peak adds 10–15 minutes on the freeway leg
  • Kingsford Smith Freeway → Southern Cross Drive → Princes Highway adds a longer surface-road section into Miranda

Rocky Point Road is a more predictable route across the day. For most Brighton-Le-Sands → Miranda moves we run, it’s the default.

Timing to plan around:

  • Weekday 8am–9am Rocky Point Road southbound: light-to-moderate. Add 5 minutes.
  • Weekday 4pm–6pm northbound (return leg for the crew): heavier. Add 10 minutes.
  • Sunday afternoon Kingsway (11am–4pm): Westfield Miranda traffic. Add 10–15 minutes.

What the move actually looks like on the day

Here’s a typical Brighton-Le-Sands → Miranda move — 2-bed apartment on Grand Parade with lift, 2-bed apartment near Kingsway in Miranda with booked service lift.

8:45am: Crew arrives at Brighton building 15 min before the 9am start. Present certificate of currency to building manager. Lay floor runners in lobby and corridor.

9:00am–11:00am: Load-out. Two movers cycle apartment-to-lift-to-truck. A 2-bed with lift access typically loads in 1.5–2 hours. Blanket-wrap and strap furniture in the truck as it goes on.

11:00am–11:20am: Truck drives Brighton-Le-Sands → Miranda via Rocky Point Road. Off-peak this is 15–20 minutes.

11:20am–1:30pm: Load-in at Miranda. Truck into designated loading zone or dock. Crew takes load up via booked service lift. Furniture positioned per your instructions.

1:30pm–2:00pm: Final walkthrough. Sign-off and payment.

Total on the clock: 4.5–5 hours at $150/hr + GST = $675–$750 + GST for a 2-bed apartment-to-apartment move.

All prices + GST. Minimum charge is 3 hours.

Three things that push the cost up on this route

1. Walk-up floors at the Brighton end.

Every floor above ground on a walk-up adds 30–60 minutes to the load-out clock. A third-floor Brighton walk-up plus a lifted Miranda apartment will run closer to the top of the range for a 2-bed.

2. Grand Parade parking in beach season.

November to March, Grand Parade weekends fill fast with beach traffic. If your Brighton building is on the seafront strip, we push toward a weekday 9am start or an early Saturday.

3. Miranda service-lift booking misalignment.

If your Miranda lift window opens at 2pm and your Brighton load-out finishes at 11am, that’s three hours of the crew waiting. Book the two windows to overlap, or delay the Brighton start.

What we bring

Every Brighton-Le-Sands → Miranda move includes:

  • Floor runners at both properties
  • Full blanket-wrap on all timber, upholstered and stone furniture
  • Bed and standard-furniture disassembly and reassembly
  • Public liability and goods-in-transit insurance (certificate of currency provided in advance for any building that requires it)
  • A crew in Hartmann uniform with photo ID
  • Written quote before the day

The verdict

Brighton-Le-Sands → Miranda is a short, predictable half-day move if the Brighton end has lift access. Walk-up floors are the main cost variable — everything else on this route is well-bracketed. Rocky Point Road is the reliable choice for the drive, and weekday mid-morning is the cleanest window at both ends.

FAQ

Quick answers.

How much does it cost to move from Brighton-Le-Sands to Miranda in 2026?

A 1-bed Brighton-Le-Sands apartment moving to a 1-bed Miranda apartment is $450–$600 + GST at $150/hr with two movers (3–4 hours). A 2-bed at either end is $600–$900 + GST (4–6 hours). If the Brighton end is a walk-up, add 30–60 minutes per floor above ground. If the Miranda end is a family home, it becomes a 3-mover job at $210/hr.

How long does the drive from Brighton-Le-Sands to Miranda take?

Off-peak, 15–20 minutes via Rocky Point Road and Princes Highway. Weekday 8am–9am and 4pm–6pm add 10–15 minutes. The route bypasses President Avenue peaks, which is the biggest timing advantage — President Ave gets choked between 3:30pm and 6pm and Rocky Point Road doesn't.

What's the fastest route from Brighton-Le-Sands to Miranda?

Rocky Point Road southbound to the Princes Highway, then Kingsway into Miranda. This bypasses President Avenue completely — the alternative via President Ave to the M1 is slower during weekday afternoon peaks. For a truck, Rocky Point Road is the more reliable route across the day.

Do I need to book a service lift at either end?

At the Brighton-Le-Sands end, only if you're in a Grand Parade seafront tower — Sea Breeze, Pacific Point, The Grand — most other Brighton addresses are walk-up flats without formal lift bookings. At the Miranda end, apartment towers around Kingsway and Kiora Road need a booked service-lift window (1–2 weeks notice). Family-home addresses in Miranda don't need bookings.

Are Brighton-Le-Sands walk-ups a common move type?

Very. Most of the Brighton-Le-Sands housing stock behind Grand Parade — Bay Street, Bestic Street, Solander Street — is 2–3 storey walk-up flats without lifts. Floor count is the biggest single variable in the load-out. A third-floor walk-up adds about 45–60 minutes on the clock versus a ground-floor equivalent.

What are the Kingsway timing constraints in Miranda?

Kingsway near Westfield Miranda slows on weekend afternoons (11am–4pm Saturday and Sunday) and during school-run windows (3pm–4:30pm weekdays around Kiora Road). Weekday mid-morning and Sunday mornings before 10am are the cleanest windows for a load-in. For most Miranda addresses away from Westfield, the timing is less of a constraint.

Is there any weekend or Sunday surcharge?

Our standard hourly rates apply Saturday the same as weekdays. Sunday is closed by default in our schedule — a Sunday move would be quoted separately as an after-hours job with a small premium. Where possible we recommend a Saturday morning or weekday mid-morning slot to avoid Sunday altogether.
